16. What is a self certification mortgage? PDF Print E-mail

Such mortgages have (or rather had!) become an essential part of mortgage lending in recent years.

However, there is currently no such animal as a 'self certification' mortgage.  This does not mean, for example, that you always have to produce accounts if you are self employed, but you have to in some way or another provide evidence of the income you are claiming to obtain a mortgage,  This may be by way of bank statements, remittance advices or other documentation clealy showing the receipt of the claimed income.  If allowable social security or pension income is being used, appropriate letters of confirmation are usually available. If you are in any doubt please do not hesitate to contact us. 

Frankly, if you cannot prove your income in some way it is better to forget about mortgage borrowing at the moment.

 The exception, of course, is buy to let mortgages where mortgage availabilty depends largely on rental rather than personal income
